Following the demolition of redundant blocks of an elderly person’s scheme, known as Roebuck Gardens, a brief developed to construct 26 new homes on the brownfield site which was required to marry in with two retained blocks of elderly accommodation. The scheme is located close to Sale town centre and comprises a mixture of 2 and 3 bedroom houses and 2 bedroom apartments.  

The design was heavily influenced by the surrounding terraced properties and the local materials. A strong rhythm and identity has been created with the use of rendered bays to the street front, and a strong emphasis was placed on the entrances through the introduction of glazed brick surrounds, which are colour coded for each house type. The layout has reinforced the existing scene and manages to provide a visual lift for the area, whilst still ‘fitting in.’

The internal street in the development has been designed to encourage social interaction and promote a sense that it is for people, not just cars, by the creation of a tree lined shared surface, where pedestrians are given informal priority over vehicles.

The houses have been constructed to level 3 of the Code for Sustainable Homes, whilst the apartments achieved level 4 through a variety of environmentally beneficial considerations, including optimal orientation  and fenestration details throughout with typically south facing gardens and a sedum roof and photovoltaics to the roof of the apartments.

The properties at Roebuck Garden are a mixture of rented and shared ownership and they have proven extremely popular. The planners have been excited and have said it is a great example of urban design and works well lifting the surrounding area. The existing neighbours are really happy with the new development and the new residents are over moon with their new homes.”
