The design is a contemporary solution to a prominent gateway site and comprises a mix of 24 newbuild houses and apartments in low cost rental and shared ownership tenures.

The apartment building fits well into the urban landscape and gives a strong built solution to the prominent northern apex with its curved and oversailing angled corner. The 14 nr. generous sized 2 bedroom apartments are located over three floors and linked at each level by a well lit ‘internal street’.

The 4 nr. 4 bed town houses and 6 nr. 3 bed semi-detached houses are contemporary in appearance and the elevations have modulated repetitive angled facades, with the third floor to the town houses stepping back in relief, to reinforce the articulation and create interest and variation to the elevations. There is also a relationship between the height of the residential and retail elements which produces a natural flow and stepping down from the northern apex to the existing shops.

The scheme has been designed and constructed with porotherm thin bed joint construction and achieves a high Code for Sustainable Homes Level 3 with photovoltaic panels sited on the flat roofs of houses and apartments. The design accommodates future change in its layout options and complies with Manchester City Council’s Design for Access 2 and Lifetime Homes Standards.
